How to Effectively Stage a Home for Sale

When you are selling a house there are several things that you can do to increase the possibility of someone falling in love with the property and also allowing you to get the maximum price for it. Holding an open
house can be a great way to get your house for sale noticed and potentially sold. However, having someone walk into your open house and turn around and walk right back out because of the state of the property is something that you need to prevent. We all understand that if a property isn't newly constructed then chances are there will be some issues that need to be fixed. However, sprucing up can go a long way.

Home staging is the act of preparing a private residence for sale in the real estate market. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Therefore, you need to de-clutter, depersonalize, neutralize, repair and clean your home. Taking these steps will ensure that your home is in the best shape possible. You may need to spend a little but it will be worth it in the end. Below are a few things to do to set the stage for your sale.

A dirty or grimy bathroom is a major turn off for buyers. Bathrooms are usually key selling factors so give yours a good scrub and a fresh coat of paint to make it shine.

The master bedroom has to appeal to both sexes. Get rid of gender specific items and colours so that both males and females can see
themselves in the space. Also put a fresh set of sheets on the bed and make sure the pillows look nice and fluffy. Make sure to put away all clothing neatly and avoid having dirty clothing in sight.

Stain or repaint dated kitchen cabinets and replace any worn or missing knobs and hinges. Cabinets take up a lot of real estate in your kitchen and are probably the first things that a buyer will see. Having cabinet doors falling off is not appealing.

Be sure to clean all kitchen appliances, large and small. Make them sparkle.  If you can afford to replace your old appliances that make the kitchen look old and dated do so. Buyer definitely love stainless steel appliances and they will bring in higher returns.

Pack up unnecessary items and furniture. A cluttered house will appear much smaller than it actually is and it will also give the impression at first sight that there isn't much storage space. Buyers are usually attracted to homes with a good flow and an open feeling.

Bear in mind that the buyer is purchasing house and land.Therefore you should spruce up around the house, tidying up the yard; cutting the grass and getting rid of old unwanted stuff you have stored in the garage.

 These are but a few tips to give your house that little something extra that will definitely draw positive attention to it and ultimately have it sold for maximum dollar.
